Younger consumers (18–34) are becoming more pessimistic about the future, weighed down by inflation, student debt, and slower job growth. Older households, meanwhile, are holding steady.

This generational split is already showing up in retail spending and development patterns across Texas.

ICSC 2025 Takeaway: Retail Isn’t Just Resilient—It’s Relentless.

Despite economic headwinds, 25,000+ retail pros packed ICSC Las Vegas showing that cautious optimism is fueling bold moves and deals are still happening.

✅ Grocers, fashion, and fitness brands are aggressively expanding.
👀 Landlords are nearly out of space.
💸 Investment is shifting toward retail as office/multifamily cools.
🗣️ Strategic is the new buzzword and retailers are picking sites with precision through big data.

The macro noise (tariffs, rates, recession whispers) isn’t necessarily slowing things down, despite some retail headlines. This market is all about bold moves, new development talks, and long-term thinking.

Deals are happening. Pipelines are growing (but need more deals to close) and retailers are asking landlords to build just to keep up with demand.
