Wow, oh wow! I knew our Austin housing market (and everything else going on) is crazy right now, but hearing the actual numbers out loud during my training class with today made me research and realize just how much. 🤯

Did you know, there are less than 700 active listings under $300k in the Austin and surrounding areas for homes to purchase? Out of those, there are less than 400 homes that are considered single family residences (so not condos, townhomes, mobile homes, etc.). That is for our entire market under $300k!
What does this mean? This means that we are in a sellers’ market and buyers will have that much harder of a time finding something they can afford. Buyers will experience things like multiple offer situations, making offers above list price just to be considered, and even waiving their appraisal rights and having to come out of pocket more money. 💰

Here’s a short clip of one of my new home buyers. We got under contract in August for his brand new home, and we will be closing next week.
