This is something we come across regularly in mobile and manufactured home inspections—and it’s often missed.
Damaged or missing bottom boards create easy access for pests to enter, nest, and spread beneath the home. Over time, this can lead to insulation damage, energy loss, and conditions that allow moisture to build up.
