Is requesting proof of funds or a pre-approval before a showing reasonable?
I’ve noticed something interesting.
Many agents request access to a property, yet they haven’t confirmed where their buyer stands financially, what their purchasing strategy is, or how prepared they are to move forward.
As listing agents, we’re entrusted with protecting our sellers’ time, privacy, and best interests. If a seller is making their home available for showings, is it unreasonable to expect a basic level of buyer readiness?
This isn’t about creating barriers. It’s about professionalism, preparation, and respect for the process.
I’m genuinely curious to hear your perspective.
Should listing agents request proof of funds or a pre-approval before granting access to a property?

One of My Most Recent Works:
“ROLE of the Dice”
Most people believe life is a game of chance.
I don’t.
This piece explores the space where fate, destiny, and free will intersect.
The dice represent the outcomes we experience in the physical world - the relationships, opportunities, successes, setbacks, and unexpected turns that seem to appear by chance.
But what if the roll happens long before the dice ever leave the table?
What if our deepest beliefs, subconscious patterns, perceptions, and internal narratives are quietly shaping the outcomes we eventually encounter?
The outer world often reflects an inner reality that has been forming beneath the surface for years.
The conversations we have with ourselves.
The stories we repeat.
The fears we feed.
The possibilities we allow ourselves to imagine.
“ROLE of the Dice” asks a simple question:
Are we victims of chance, or are we participants in creating the outcomes we call destiny?
For me, the answer lives somewhere between surrender and intention - between what is written and what is chosen.
The deeper we explore our subconscious, the more aware we become of the role we play in the results we experience.
Perhaps the greatest gamble isn’t rolling the dice. Perhaps it’s never discovering who is rolling them.

One of the most interesting things about creating large-scale artwork is realizing how much the presentation changes the entire energy of the piece.
Same artwork.
Different frame.
Completely different conversation.
This piece, titled “I’m Not For Everybody” (60” x 72” - Acrylic + Oil on Canvas), was recently staged in several different environments and frame styles - from vibrant and expressive to dark and minimal.
What fascinated me most was how each presentation created a different emotional response and completely shifted the personality of the work within the space.
In luxury homes, hospitality spaces, offices, studios, and collector environments, art doesn’t just fill a wall - it defines atmosphere.
I’d love to know your perspective:
Which frame direction speaks to you most?
🎨 Vibrant + expressive
🖤 Dark + minimal
