Updating some of my equipment.
This year for my first 10 inspections, 8 of them included Sewer Scopes Inspections.
Out of those 8, 6 had issues that were not able to be discovered from the home inspection as there was no indications of slow drains or leaks but the scope was able to identify clogs, poor drainage, or signs that the system was backing up.
The estimated cost for sewer line repair is between $50 - $100 per foot. That means 10 to 20 thousand dollars is what homeowners end up paying of they have to replace lines or the septic system.
$200-$300 sewer scope for buyers can help identify problems were you can request the seller to address can possible save you thousands later.
With my new equipment, I will be able to now locate and be able to remove those stubborn brass and cast iron plugs from sewer pipes with the less likely having to replace them.

While I'm getting closer to being able to reopen here in December, here's some tips on what you should pay attention or do when purchasing a home during these colder months.
1. Are garden hoses still attached to the home? This can cause freezing and damaged waterlines that may not be discovered till spring. This is a simply inexpensive repair as along as it is caught early. If this is not detected early, this can cause alot of damage and be very expensive to mitigate and repair.
2. Check the thermostat to see if its set to heat, some sellers will turn the heat off to safe money or forgot to switch the thermostat settings before colder climates begin.
If the furnace is gas, check to make sure its not been turned off.
Lack of heat will cause freezing and raptured septic and water lines. Temperature should be set between 40 to 50 at least to prevent freezing.
Last thing you want to do is purchase a home and have to pay to replace all the plumbing.
3. If there happens to be snow on the ground, look at the roof to see of there is still snow on it. If not there's priobably a lack of insulation. Look at the neighboring houses for comparison.
4. Can you see if the gutters are full of debris? Clogged gutters can cause ice damming. When this occurs as the ice and snow melts, moisture/water can backup and seep under the shingles resulting in moisture damage to the underside of the roof. Overtime this cases rot or mold.
5. Colder months are the best time to have Radon checked. Radon is a known as the 2nd leading cause of Lung Cancer next to smoking. Radon Levels do fluctuate over the course of the year but are known to be the highest during winter. Have a Radon test done.
This is why a home inspection by a qualified licensed inspector is very important to find potential problems to protect your home.
