* Active Listings are down 23% over the last year.

* In March of 2025 we had almost 10 months of inventory – a strong buyers market. It’s down over 50% to 4.5 Months of Supply!

Below 6 months is a sellers market.

* Sellers are getting over 96% from their original list price or only discounting 4% - that's strong. One year ago the STL was just 89!

And, the median price is up over 22% YOY from $662k to $809k!

Then, in my weekly newsletter I follow South Florida’s real estate supply. Supply is now down 47 of the last 60 weeks. That’s down 78% of the weeks in just over the last year.

Summer is the best time for buyers to engage in the Delray Beach market. It's when there are less buyers competing. And when sellers feel the slowdown.

So, if you have plans for your winter getaway home, you're better off home shopping during the summer heat when open houses are almost empty then waiting until winter and this place is pack with buyers.

It's a winning strategic decision.

What a week in Delray Beach!

🎆 We opened a 50-year-old time capsule on the 4th of July in front of 20,000 neighbors
* broke ground on new apartments over on Congress Ave
* got the green light for a brand-new Pompey Park community center
* welcomed word of SIX new restaurants headed our way — French cafés, Italian, barbecue, and Mediterranean.
* Oh, and an $85 million estate just hit the market in Stone Creek Ranch, if that's your thing!
