🏑 How about a big congratulations to our students Manny and Hailey who just purchased their first Section 8 Rental property. This is house number four for them. I gave them a private lender loan to purchase this house (as I did on the prior house as well).

πŸ”₯ This is the 4th house that they have purchased in just 10 months. Now that's what we call progress!

Their first house was a wholesale flip (which they flipped to me).
Their second house was a new construction home in Palm Bay which became their primary residence (and which they purchased with no money down).

Their 3rd house was the Airbnb that they purchased 2 months ago (see the video).

This is house number 4 and it will be a Section 8 Rental although they are also considering a pad split like our student Sean is doing.

Trust me when I tell you that the goal of buying two houses a year and owning 10 rentals free and clear is easily attainable and doable.
But you need to have the right mindset.

You need to be willing to listen, to learn, and to be coachable and be able to apply what you learn in my training by going out and doing (taking the action steps).

That is the hardest part for some people.

Manny and Hailey are exemplary examples of students that are willing to learn and then apply what they learn by taking action. πŸ“ˆ This house number 4 that they just purchased last week has an ARV of $160k and was purchased for $105k.

The Airbnb house that they purchased 2 months ago had an ARV of $280k and was purchased for $140k.

How do they find houses so cheap?

How do they consistently find houses like house number 3 and house number 4 at 50 percent of ARV?

🌐 The answer is their motivated seller web site.

I have spent hundreds of thousands of dollars learning about motivated seller web sites and paying for Google Ads to drive motivated sellers to these websites.

🏠 Let’s talk about Section 8 rental properties.

One of the biggest benefits with Section 8 rental properties is that they cash flow very well relative to their purchase price. The reason for this is that their purchase price is low relative to the rents that they produce.

πŸ’° One of the biggest benefits is the guaranteed rent that is paid by the government.

Section 8 pays based on the number of rooms that a house has. The more rooms, the more rent you can get. If you find a 4-bedroom house in a lower income neighborhood, you can get very high cash flow with Section 8 relative to the purchase price.

πŸ“ˆ This makes Section 8 rentals ideal for new real estate investors who need cash flow.

If you are buying rental properties at 50 cents on the dollar, they make perfect candidates for the Buy, Repair, Rent, and Refinance strategy (BRRR Method).

πŸ”‘ The key is to buy them cheap.

I started out in Section 8, and it’s a very good way to start out building your rental portfolio and increasing your wealth.

In fact, I created my first million dollars by buying rental properties in lower income neighborhoods with private lender money and then refinancing into conventional loans using the BRRR method.
