Are we tilting into a buyer’s market? 👀

Here’s what’s happening right now…

Nationally, there are 47% more sellers than buyers — the biggest gap we’ve seen in over a decade.

In Austin? It’s even more dramatic — 128% more sellers than buyers. 😳

For the first time since the early 2000s, there are actually more homeowners with mortgage rates at 6% and above than those sitting at 3% and under.

Inventory is climbing too. About 1.2 million homes are on the market right now. For perspective, we bottomed out around 850,000 homes during the pandemic… but we’re still below the old “normal” of about 2 million homes pre-2020.

So what does this mean?
Buyers have more options. Sellers have more competition. Strategy matters!

Spent the day making memories at the Florida Renaissance Festival in Deerfield Beach and it did NOT disappoint ⚔️✨

The kids loved exploring all the fun shops, watching the shows, and yes… even trying axe/knife/chinese star throwing 🪓. So much to see, do, and experience. There’s always something fun, unique, and family-friendly happening nearby.

Why real estate is the most tax-efficient asset in America
Most people think real estate wins because prices go up.
That’s only half the story.
The real advantage? Depreciation.
The IRS lets you deduct the “wear and tear” on buildings even while the property is increasing in value.
Example (simple math):
• Property cash flow: +$20,000
• Depreciation deduction: -$25,000
On paper: you lost money.
In reality: you made cash.
Result?
Often little to no income tax on that rental income.
That’s why:
• Salaries get taxed
• Tax-advantaged cash flow gets protected
It’s time to understand the rules better.
As a realtor and real estate investor, I’ve seen firsthand how many people give away money simply because they don’t know what Depreciation is. Knowledge is power and having an investor/realtor in your corner is invaluable.
