Recently, we stumbled across an incredibly attractive property with a septic tank versus being connected to the city line.
It's being sold for 40% less than the neighborhood's average since it doesn't fit the typical buy box for investors.
We're still getting quotes, but this investment is a no-brainer if we add the house to the city line at a reasonable price. We’re not afraid of getting our hands a little dirty for a worthwhile property.

We take our tenant standards and eligibility criteria seriously––even if it means a property is vacant a little longer. Take last week, for example; we met a tenant eager to rent one of our newest properties. At first, things seemed great from our conversations, but upon our background check, we learned the tenant had a few serious criminal charges and evictions. Although we, unfortunately, had to tell this prospective tenant that they aren’t eligible for our properties, our criteria and standards make tenant selection quick and fair and allow us to move on to the next interested party with ease.
Our recommendation: don’t be afraid of putting your criteria in black and white. It saves time and confusion and makes it easy for property management teams to engage eligible prospective tenants without guesswork quickly.
