Let’s break down the basics of how to calculate rental profits.
👉The Formula for Calculating Rental Profit
The formula for calculating rental profit is relatively straightforward and can be summed up as follows:
Gross Income - Expenses = Net Income (or in this case, Rental Profit).
The gross income refers to all income that has been generated from your rental property in a given month. This includes rent payments and any additional fees such as late fees or pet deposits.
Expenses associated with owning and maintaining your rental property include mortgage payments, insurance premiums, taxes, repairs/maintenance costs, advertising costs, legal fees, etc.
👉Calculating Monthly Cash Flow
Monthly cash flow is the Net Income from your rental. Remember that some expenses occur on a yearly basis such as insurance premiums or taxes; therefore they should be divided by 12 and included in your monthly expense calculations.
***Important note: the common formula is taught by some gurus may distract you from your main goal. Your main goal is to build wealth.
