Just because the deck is flashed, doesn't mean it is flashed correctly and won't leak. The deck on this home has been leaking behind the flashing for some time where it attaches to the home, leading to rot, mold, and structural damage to the home's bandboard. This also compromises the deck's ledger bolt attachment which could eventually cause the deck to collapse. Our eyes are always wide open and radars are always up when inspecting flipped homes. Flipped homes have recently become one of the biggest challenges we face as inspectors with unqualified people flipping homes. This particular home, the entire gas flue vent, which exhausts deadly carbon monoxide, was installed by an amateur. The upside down arrows on the vent (they should point up duh!) with screws that aren't even suppose to be installed since the sections twist together, gave it away but also the gap at the metal roof flashing with loose storm collar,rust, and missing draft/fire stop between floors just added to the issue.
