Agent unlocked the door for this morning’s inspection and this is what we find. I got the water turned off to stop the waterfall that was coming down from the ceiling, and power to the kitchen turned off to prevent an electrical fire.

Reason number one why you should never bury a shutoff valve behind the drywall. This kitchen water line, that was run from the sink to the refrigerator, had a shutoff valve fail. Not only is this kitchen completely destroyed, but 5 adjacent rooms now have drywall, insulation, and flooring that all need to be replaced due to the water damage. A simple $3 part that should have not been there, has now caused $30,000 in damage. Running a continuous line without connectors might have prevented this from happening.

Your attic need to have proper airflow. This covered gable vent and no ridge or turbine vents, is creating an environment in the attic that is unhealthy for the roof covering as well as energy costs below. 80 degrees outside and 130 degrees in the attic. When temperatures outside eventually reach over 100 this attic space will literally cook the shingles from underneath, causing premature failure in the roof system.
