Under contract doesn't mean done. Here's what actually happens in the 30–45 days after.

Going under contract feels like the finish line. It's actually the starting line for the part of the process most buyers and sellers know the least about.

First comes the inspection period, typically within 10 days in Central Arkansas contracts. This is when a licensed inspector goes through the home, and either side can renegotiate repairs or, in some cases, walk away.

Next, if you're financing, your lender orders an appraisal. The bank wants to know the house is worth what you agreed to pay before they'll fund the loan. If the appraisal comes in low, that's a conversation, not a dead deal. It's just a moment where buyer, seller, and agents figure out a path forward together.

While that's happening, your lender is underwriting the loan behind the scenes — verifying income, assets, and anything else tied to your approval. This part is mostly paperwork and patience.

Closing day itself is usually the easiest part. You sign, funds transfer, and keys change hands. Most of the real work happened in the weeks before you ever sat down at the table.

Knowing what stage you're in and what's normal for that stage removes most of the stress from a real estate transaction.
