When I walk into a home in the Santa Cruz Mountains I can usually tell within minutes if itâs going to move or sit. Itâs almost never about the home itself. Itâs about the price.
1ď¸âŁ The yard tells the story first. Dead trees still standing. Gutters that havenât been cleaned in years. A driveway cracking in four directions. An overpriced home is banking on you not caring. Priced-right homes have dealt with these things or are priced so you can.
2ď¸âŁ The second sign is the gap between photos and reality. Professional staging that has no relationship to how the home actually lives. When you feel that gap, the price usually doesnât match.
3ď¸âŁ The third is the âjust cosmeticsâ story. New paint and flooring covering for foundation work, original plumbing, or a roof five years past expiration. Thatâs deferral, not cosmetics. Priced-right homes own what they are.
4ď¸âŁ And the fourth is the feeling. If a home feels heavy, like itâs asking too much from you, like youâd be starting behind on day one, then the price is probably disconnected from reality. Trust that feeling. Your gut is reading actual things.

I grew up thinking wealth looked a certain way. Square footage. Manicured. Everything matching. The kind of house where you donât let the kids eat in the living room because the carpet is too nice. I thought rich meant having it all look perfect. I thought rich meant comparison. I thought rich meant proving something.
Moving here changed what rich actually means to me.
Now rich is my daughters knowing every tree on our road. Itâs Sunday morning with no plans and no rush. Itâs neighbors who actually wave and mean it. Itâs the sound of fog moving through the redwoods instead of traffic. Itâs morning coffee on the porch before anyone else is awake. Itâs knowing exactly what Iâm choosing and being okay with what Iâm trading.
The funny part is that this version of rich doesnât show up in a listing. You canât photograph it. You canât tell someone else about it and have them understand, not really, not until they feel it themselves. Itâs quiet and small and completely ordinary, and itâs everything.
I think a lot of people are waiting for permission to want this version instead. To admit that theyâd rather have less stuff and more time. That theyâd rather have a house thatâs lived in than a house thatâs preserved. That theyâre tired of performing and ready to just be.
