Not something Iโ€™d personally do in my own houseโ€ฆ
but I do love the contrast.

Dark lowers + white uppers? โœ”๏ธ
Even some muted color combos? Also โœ”๏ธ

๐Ÿ‘‰ Front load washer & dryer
We both agree here.

Stackable = saves space
Easy to load = less hassle

BUTโ€”
you HAVE to maintain them.

Clean them monthly or youโ€™ll regret it ๐Ÿ˜…

(And yesโ€ฆ I found a cleaner that actually worksโ€”might link it)

Also love that newer ones have better venting so youโ€™re not dealing with that gross rubber buildup.

Peeling paint can kill an FHA deal if it is not handled.

I just had buyers scrape and repaint peeling areas themselves before the appraisal.

They did it because there were multiple offers and they wanted that house.

It was not a small job in a few spots, but it was worth it to them.

Here is why this matters.

FHA appraisers often call peeling paint as a safety issue.

If it gets called, it has to be fixed before closing.

If it is not fixed, the deal can fall apart.

From the seller side, allowing the repair makes sense.

FHA opens the door to more buyers.

More buyers means more demand.

More demand can mean better terms and a stronger price.

I hear sellers say they do not want to deal with FHA because of requirements like paint.

My approach is different.

We get under contract first.

Then we deal with the appraisal items if they come up.

Sometimes the buyer is willing to handle it.

Sometimes we line up a contractor who will get paid at closing.

Also, not every appraiser calls it.

But you have to be prepared for the ones who do.

This is not about a perfect house.

It is about clearing the hurdles that keep the deal together.

If fixing a few areas of paint keeps more buyers in play, it is usually worth doing.
