👩‍🎓🧑‍🎓 Congratulations to all our recent grads! 🎓I have seen many smarties decide to buy within a year of graduation. My top tips to consider are:

1. How long do you plan on living in this same Location?
Often a small home you can easily turn into a rental
or resell is the safest bet for you.
2. How established are you on your job?
Goal to be in the same industry at least two years
OR work/study within the field you intend to work.
3. Live Small Now.
Job security and normal life transitions are likely
within 5 years of graduation. Living small now is the
best choice for long-term financial success.
4. Roll those graduation gifts into Your Future.
If you are fortunate enough to receive the gift of
money, consider putting it towards a smart goal:
$1500 is the minimum down and frankly, 20%
down for homes always a wise a goal.
5. Make Saving for a Goal a Habit.
Consider housing like your diet. Everyone has one
but some are better. The work and habits to have a
good one do not happen overnight. Start now. Think
of your housing needs now and what you want to
have in 5 years? That's the long goal. For your short
one, decide on any dollar amount you think you can
stash away in six months: from change to $50/
week. Now do it. In Six months: repeat.

I have seen this in action and it is a beautiful path to your goals. FHA has an Owner Occupant loan that really does allow 3.5% down on a multifamily homes. You live in your duplex or any multifamily for two years and the rental portion helps offset the payment and allows you to really save for your regular home. By putting more down on that home, you save on mortgage interest and gain at least one more rental unit. Two+ rentals to One mortgage payment means actual wealth building made simple.
