In my 13 years of experience, I have found that the single most important step is a pre- list home inspection! The inspection will inform you of all the items that need to be taken care of before listing! Your home will face a home inspection by the buyer so why not get ahead of any issues and take care of everything beforehand! Also, it keeps you from renegotiating the contract price again due to repairs!
Buyers have many choices in the market today so having a pre-list inspection to show them and proof of all repairs taken care of may help the buyer choose your home over the many other homes they are looking at!
