Marble from floor to ceiling. Polished nickel that catches the light just right. A console vanity that feels more like a piece of furniture than a fixture. This primary bathroom in Lincoln Park is a study in refined restraint, where every material was chosen with intention, and every detail was considered as part of a larger whole.

The diamond-pattern marble floor, the framed mirrors, the wall sconces, the seamless glass shower enclosure. Nothing here is accidental. This is what happens when design and construction are led by the same hand, from concept through completion.

Some rooms stop you the moment you walk in. It is rarely just the finishes. It is the ceiling height, the light, and the proportion of everything within it. Our latest insight explores how volume and spatial design define the experience of a truly exceptional home. πŸ“ It is one of the most important conversations in luxury residential design, and one that begins long before a single material is ever chosen.

On this Memorial Day, we pause to honor the men and women who gave their lives in service to our country. Their sacrifice made everything we build, create, and call home possible. πŸ‡ΊπŸ‡Έ

This comprehensive three-part renovation by FORMLINEA touched every layer of the home, from a custom kitchen with an adaptable island concept to a bespoke wine room with backlit glass display, a state-of-the-art home gym, a fully custom library, and a primary bath anchored by a monolithic floating stone vanity.

The home's architectural character was preserved and elevated throughout, with custom iron doors, exposed beams, strategic skylights, and concealed passageways that feel both intentional and unexpected.

The project extends beyond the walls with an authentic English greenhouse, custom-built on-site and surrounded by meticulously designed garden spaces. This is what it means to reimagine a home from the inside out.

In Chicago, a well-designed basement is not an afterthought. It is an opportunity. A home theater, a wine room, a guest suite, a fitness space. ✨ When designed with the same intention as the floors above it, a basement transformation adds genuine livability and lasting value.

Chicago winters are not kind to a home. Freeze-thaw cycles, ice dams, and heavy snow loads all take a toll on roofing materials, flashing, and drainage systems in ways that are not always visible from the street. A spring inspection is one of the most important maintenance investments a Chicago homeowner can make. πŸ’―

A freestanding tub positioned with intention does something to a primary bathroom that no other element can replicate. It creates a focal point, a sense of arrival, and a feeling of genuine luxury that changes how the entire room is experienced. πŸ›

Where it sits in relation to the window, the floor material beneath it, and the ceiling above it are all part of the design conversation. At FORMLINEA, we think about all of it before a single decision is made.
