How lucky am I that a high school friend called on NYE and asked me to help his son and daughter-in-law find a home in Chicago? Double bonus: I woke up on New Year's Day to a test from a client with referrals from friends who want to move to Lincoln Square.

Here we go . . . . the first update on how the government shutdown could affect your home purchase plans. Information credit to Origin Point/Rate Mortgage.

While our elected officials in DC work toward a solution to fund the US Government, it is important that Company leadership provides preemptive communication about the implications of a possible
government shutdown. The current funding expires on Tuesday, September 30, 2025. If a shutdown does occur, the following information below highlights the government agencies that may be impacted:

National Flood Insurance Program (NFIP) expires Tuesday, September 30, 2025 at 11:59 PM:
Existing NFIP policies will remain in effect until their expiration, no new policies will be issued
Rate Insurance does have private insurance options available
Reach out to your Rate Insurance partner to facilitate this process for your borrower(s)
USDA has not released any current contingency plans:
During past shutdowns, in absence of funding, the USDA will cease operations, including most mortgage operations
Social Security Administration (SSA):
SSA does not specifically mention SSN verification or the electronic Consent Based Social Security Number Verification (eCBSV) service in their contingency plan
In prior shutdowns the SSA has not processed requests during a shutdown
HUD/VA (Including FHA and Ginnie Mae) have not released any contingency plans; however, generally operations would be reduced considerably which may impede response times:
FHA should continue to endorse new, non-HECM loans
Rate Companies should continue to have access to FHA Connection, insuring MIP payment, etc.
VA processes should continue to operate at a reduced capacity
Fannie Mae and Freddie Mac will not be impacted by a government shutdown
IRS’s Income Verification Express Service (IVES) and Revenue and Income Verification Service (RAIVS):
Normally authorized to continue despite a lapse in funding
IRS should not be impacted by a shutdown; however, the IRS has not yet published a contingency plan

NOTE: It is difficult to gauge the impact on all aspects of a government shutdown. The Company will continue to provide updates and information from our partners and GSEs as it becomes available.
