Efflorescence on basment walls indicates a probelm with the foundation waterproofing. This happens when the foundation has experienced moisture pe*******on cyclically and deposits salt/minerals on the interior of the walls.

Though this is fairly common, it can prove problematic over time and cause soft and deteriorated foundation blocks.

Apologies up front, I have seen missing sealant on nailheads on roofs so many times the last few weeks I was a little irritated when making the video. Most of which were roofs that were 3-4 years old or newer.

Roof nails need to be sealed. Plain and simple.

Breakers in an electrical panel should be from the same manufacturer as the enclosure. Some breakers have been tested and can be used in other brand panels but that verification is beyond the scope of a home inspector. That requries en electrician. Off brand breakers are always called out for verification of compatability unless the panel label allows it.

There is one case where I won't call that out and have been meaning to make a video about this for a while. In 2018 ABB acquired GE so now ABB breakers can be used in an electrical panel.

Not all plumbing vent boots REQUIRE nails in the lower corners. I have been told several times "The manufacturere doesn't require it so were not doing it". I'm not a roofer and I won't say it's REQUIRED... but it is recommended and almost every roofer I have talked to in person agrees and just does it.

Two nails and some sealant can prevent an issue down the road.

New paint and "repairs" can hide damage. Inspectors probe framing and componenets looking for damage. This is why. The lower few inches were soft and felt like silicone.

If you have a generator transfer switch. Operation is easy but you need to know how to use it safely. Failure to operate properly can result in backfeeding of the power lines while linemen are working to restore power.

Knowledge is power....

The "good stuff" is uaually in the deep parts of an attic. A good inspector goes to every area and inspects everything.

New construction (A positive video): A good builder, site supervisor, construction manager can make or break a home. I have have great experiences dealing with these folks. 99% of the time they are more than receptive to a inspection that is free of OPINIONS. Opinions have no place in a report, only facts or findings.

Home inspectors should be working WITH builders on a new construction home. We should not be talking poorly about them. Things get missed or overlooked, thats why a home inspection is important but 99% of home inspection videos are about the bad or wriong stuff. Let's break that cycle here:
