Here's something interesting: Zillow spent about a year fighting tooth and nail against "coming soon" listings — calling them anti-consumer, anti-transparency, harmful to buyers.
Then last Monday, they announced "Zillow Preview."
Which is… a coming soon listing feature.
So, is Zillow being hypocritical? eh, more like the market spoke, and Zillow listened. That's actually how competition is supposed to work. Here's what Zillow Preview actually is:
🔹 Pre-market listings from select brokerages (Keller Williams, RE/MAX)
🔹 Available EXCLUSIVELY on Zillow before going to the MLS
🔹 Listing agents get direct buyer leads (bypassing Zillow's usual referral model)
Meanwhile, over on the Redfin/Compass side:
🔹 "Coming soon" listings get priority placement at the top of Redfin search results
🔹 No days on market shown, no price history, no Zestimate
🔹 Buyer leads go directly to Compass listing agents — no referral fee to Redfin
Both portals are now competing for exclusive pre-market inventory. That is a genuinely big shift from where we were 12 months ago. I'll be interested to see how this impacts the small independent brokerages.

So grateful for time with family, full hearts, and a season that reminds us what matters most. 🎄❤️ Merry Christmas from our families to yours.
Grateful for the little wins this holiday season ✨
Flying out of Colorado Springs instead of Denver = no TSA chaos, easy parking, and way less stress. Sometimes it’s the simple things that make all the difference when you’re heading out to see family. ✈️🎄
Anyone else thankful for our hometown airport? 💙

Another year older… but somehow still the life of the party. 🎄🍹
We celebrated Mark’s birthday in true Colorado Springs fashion at the Trailer Park Christmas Bar inside —tinsel, themed cocktails, lots of laughs, and just the right amount of festive chaos. Downtown nights like this are a reminder of why we love this city so much: great spots, great people, and plenty of reasons to celebrate.

If you’re looking for a cozy spot to warm up this December, we’ve got you. ☕️🔥
Here are five of our favorite local coffee shops where you can thaw out, recharge, and soak in those Colorado Springs winter vibes:
✨ Wayfinder Coffee Co. – Rustic, warm, and mountain-inspired. It feels like stepping into a cozy cabin where the espresso is bold and the conversations flow just as easily.
☕️ Loyal Coffee – Bright, modern, and community-driven. Their drinks are consistently top-notch, and it’s one of the best spots in town to settle in with a laptop or enjoy a slow morning with friends.
⚡️ Dynamo Coffee Roasting – Full of personality. A great stop for quick caffeine, friendly faces, and that little spark of energy you need to power through the day.
🌱 Switchback Coffee Roasters – Clean, airy, and Colorado-cool. Their roasts are exceptional, and their food menu is surprisingly amazing. It’s the kind of place you walk into and instantly feel lighter.
📚 Third Space Coffee – A true neighborhood favorite. Think couches, books, local art, and the kind of atmosphere that makes you want to stay awhile. Perfect for creative days or catching up with someone you haven’t seen in forever.
Whether you need a caffeine boost, a quiet nook to work, or just an excuse to get out of the house, these spots never disappoint.
