This week, 34 new listings hit the market, 22 homes went pending, and 13 homes closed escrow. The average sales price climbed to $616,885, continuing the upward trend from last week's average of $590,618.
The biggest takeaway this week is that buyer activity picked up despite fewer new listings coming to market. Pending sales increased while new inventory declined, suggesting buyers are continuing to absorb available homes at a healthy pace.
As we move further into the season, it'll be interesting to see whether inventory continues to tighten or if more sellers decide to enter the market. For now, buyer demand remains steady, and well-priced homes continue to attract attention.
