Five (5) Things a Buyer Should Look For and Consider When Buying a Home

Buying a home is more than finding a house that looks good online. The right home should fit your lifestyle, protect your investment, and make sense long term. Before writing an offer, here are five important things every buyer should consider.

1. Location and Surrounding Neighborhood

The location should support the way you actually live. Consider commute times, nearby schools, shopping, restaurants, parks, major roads, and the overall feel of the neighborhood. Also pay attention to the condition of surrounding homes. A well-kept neighborhood often helps support long-term value.

2. Property Condition

A home may show well, but buyers should look closely at the major systems. Roof age, HVAC condition, plumbing, electrical, drainage, windows, foundation, and prior repairs all matter. Cosmetic updates are nice, but the expensive items behind the walls and under the house can have a greater impact on value.

3. Comparable Sales and True Market Value

Do not rely only on price per square foot. Homes can vary greatly in finish-out, lot size, updates, floor plan, garage space, condition, and location within the neighborhood. A proper review of recent comparable sales helps determine whether the home is priced fairly or whether adjustments should be made.

4. Floor Plan and Long-Term Function

A home should work for your daily routine. Look at bedroom placement, storage, natural light, kitchen flow, garage access, outdoor space, and whether the layout will still make sense several years from now. A great-looking home with an awkward floor plan may be harder to enjoy and harder to resell.

5. Resale Potential

Even if you plan to stay for years, resale should always be part of the decision. Buyers should consider neighborhood demand, school options, future development, nearby traffic patterns, lot appeal, and whether the home has features most future buyers will value. Buying right on the front end helps protect your position when it is time to sell.

Also, Conventional lending is around 6.1% conforming/conventional 30 year fixed, and FHA 5.6%-5.9% 30 year fixed.

The downward trend in home mortgage rates have made a significant difference. On a $500,000 loan, the move from 7.26% to 6.20% saves approximately $352 per month. And even waiting for a 5.99% rate only creates about a $67 difference.

Home Price Growth: The extreme, exponential growth of 2021 and early 2022 has clearly cooled. Slower growth is not negative; it is a sign of stabilization. This moderation creates opportunity for buyers and a healthier long-term market.
