Good morning Texas! Let’s jump into some real estate knowledge of the day:

How much are property taxes? What you need to know about property taxes is they can be determined by two factors.

They can be determined by the properties assessed value. The assessed value is the number lenders typically will use and calculate when working up estimated numbers for the total amount you will pay each month for your home. The tax and insurance portion of your monthly payment actually gets put into a separate escrow account that keeps all the allocated funds for the end of the year when you pay your annual property taxes.

Taxes are also determined by the “tax variables” given in each county. Examples of this would be taxes for education, city, medical and other aspects that the city or county determine as part of the tax. Not all counties are made the same, meaning that there are different tax variables in certain counties that may make it more expensive or less expensive to live in that area! This is why it is important to seek the guidance and counsel of your local real estate agent (Me) and your local loan officer. It’s important to gather some accurate estimates for how much it will cost to live in a property before submitting an offer.

One more important factor is that when you own a property in Texas as your primary residence, you get what is called a homestead exemption! The general residence homestead exemption is a $100,000 school tax exemption. This means that your school taxes are calculated as if your home is worth $100,000 less than its appraised value. For example, if your home is appraised at $300,000, you will only be taxed on $200,000. Pretty cool, huh?

What about when you sell a property? Because of the primary residence exemption, many home sellers in Texas are not liable for capital gains taxes. When selling a primary residence, most sellers are only liable if they make more than $250,000 (if filing as a single) or $500,000 (if married filing jointly) in profit.
