Thoughtful infill development has the power to strengthen neighborhoods while supporting long-term growth. 🏘️

Through projects like the Dallas City Homes office, 514 N Marsalis, 617 N Tyler, and others, DSGN continues to explore how specialized infill housing and office spaces can respond to Dallas’ evolving Form-Based Code.

Adding to this expertise, working within Historic and Conservation Districts requires a careful balance between preservation and progress. These projects prioritize walkability, context-sensitive design, and stronger connections between buildings, streets, and community life. They demonstrate how new developments can respect neighborhood character while creating opportunities for density, flexibility, and revitalization.

The historic Heights Theater, originally built in 1929, was in need of an extensive restoration. DSGN’s mission was to restore the existing façade and key features while returning the building to its original purpose as a performing arts venue.

The theater’s notable Art Deco style guided the design approach, honoring its architectural character and vintage feel while modernizing performance, circulation, and building systems from the inside out.

Completed in 2016, this project marked the beginning of our relationship with Kessler Presents and ongoing work to bring new life to historic live entertainment spaces. 🎙️🎫
