“Should I lease my house… or should I sell it?”

I was asked that question the other day by one of my clients — and honestly, there’s not a one-size-fits-all answer.

When someone asks me about selling or leasing a property, I need to understand the bigger picture.

• Do you need the equity from your current home to buy the next one?
• Is the rent you’d receive actually worth holding onto the property?
• What’s your mortgage payment versus market rent?
• Are the numbers really working in your favor long term?

And here’s what a lot of people forget…

Once you no longer live in the home and it becomes a rental:
• You lose your homestead exemption
• Property taxes can increase
• Homeowners insurance changes and usually costs more
• Maintenance becomes part of your investment strategy

Sometimes keeping a property makes great financial sense.
Sometimes selling and repositioning your money is the smarter move.

That’s why you need an agent who can help you look at the FULL picture — not just list the house.

Taking a moment today to appreciate that perspective reminds us how meaningful those simple moments truly are.

I love my city… and honestly, it’s hard to explain Dallas-Fort Worth unless you’ve experienced it.

We’re not just Dallas.
We’re this massive mix of neighborhoods, counties, skylines, lakes, parks, sports, food, art, and people that somehow all connect into one giant metroplex.

They don’t call us the Big D for nothing. 😉

Want culture?
The Dallas Arts District is one of the largest in the country — museums, performances, architecture, and right in the middle of it all sits Klyde Warren Park with food trucks, events, concerts, and people everywhere.

Need a Saturday plan?
The Dallas Farmers Market. Fresh fruit, local vendors, handmade goods, dog treats, flowers… and surrounding restaurants and shops you can wander through for hours.

Head north and you’ve got Uptown and West Village — walkable streets, patios, shopping, coffee shops, incredible restaurants, and some of the best people-watching in the city.

Go east and life slows down a little.
White Rock Lake, Flag Pole Hill, trails hugging the water, sunsets, bikes, runners, kayaks… it’s one of my favorite parts of Dallas.

Turtle Creek. Highland Park. Plano. Richardson. McKinney.
Parks and trails woven through neighborhoods everywhere.

Go west?
Rangers games, AT&T Stadium, Six Flags, Fort Worth Stockyards.

Head toward Lake Ray Hubbard and suddenly you’re having dinner on the water watching the sunset.

That’s what makes DFW special.
There’s truly something for everyone.
