- Who doesn't love a little toilet humor? About a month ago I shared a home with what I called the "p**p window."

It was clearly the result of a strange remodel where someone converted an attic into a bathroom and accidentally left a window in a location that allowed the neighborhood to become far more involved in the p**p experience than anyone intended.

It was hilarious.

But today's discovery is even better.

This is brand-new construction.

Nobody has ever lived here.

This wasn't an accident.

This was intentionally designed, drawn, approved, built, and signed off on by multiple professionals.

I call it the "p*e window."

Because any man standing here can comfortably monitor neighborhood activity while conducting personal business.

Need to check on the weather?

No problem.

Waiting for an Amazon delivery?

You're covered.

Want to make eye contact and wave at the neighbors?

Apparently that's an option too.

I have so many questions.

Was this a design feature?

Was this a budget cut?

Was this revenge?

Am I the only one who sees this?

Please tell me I'm not the only one who sees this.....

- I want your opinion.

These are two photos of the exact same room.

Photo A is furnished.

Photo B is empty.

After 32 years in real estate, I have a strong opinion on this, but today I'm more interested in yours.

When you're scrolling through homes online, which photo makes you want to see the property?

The furnished room?

Or the empty room?

I know what my answer is, and it may surprise some people.

Before I tell you, I'd like to hear from homeowners, buyers, sellers, REALTORS®, lenders, title folks, interior designers, and anyone else with an opinion.

A or B?

And more importantly, tell me why.

- After a few days of storms, both in the weather and in life personally and professionally, it feels REALLY good to wake up rested and realize the clouds have finally passed.

Coffee is flowing, the boys had a great walk this morning, and the nervous system has officially rebooted. 😂

I do have to share one of the funniest things I’ve heard in real estate in a while.

I was recently helping a very accomplished doctor relocate her family from Houston to Dallas. We were negotiating on a beautiful high-end, new construction home for lease, and my clients simply asked if the owners would come down a little on the monthly rent. A very small amount.

The listing side came back with:
“If your clients will do a 15-month lease instead of 12, we can give them the last 3 months free.”

Amazing. Fantastic. Incredible.

Except… the monthly rent for the first 12 months was going to increase by roughly 25%, meaning the “free” months were simply being prepaid in advance. 😂

Now listen… I may occasionally be exhausted, over caffeinated, and surrounded by chaos, but I am still one sharp tack.

If it smells like spoiled cheese, looks like spoiled cheese, and tastes like spoiled cheese… don’t stare me in the face and tell me it’s “3 months free.” LMAO.

I wanted to reply "I have professionally reviewed the proposal and unfortunately the proposal appears to be fungus" but I did not, I just said "That's interesting, I think we will continue to look..."

Anyway, the storms has passed, the boys are happy, and we’re off to a fantastic Friday.

- I’m sorry, but this pool is absolutely taking me out. 😂

The scale of this thing compared to the backyard is hilarious. This lot looks ready to host a luxury resort, youth soccer camp, and a destination wedding all at the same time… and then right in the middle sits what appears to be a very confident Hot Pocket.

And the AstroTurf surrounding it somehow makes it even funnier. Nothing says “luxury outdoor living” quite like enough artificial grass to host the World Cup wrapped around a pool the size of a valet parking spot.

You’re not swimming in this. You’re marinating.

This isn’t a pool. This is a baptismal with ambition. 😂
