Summer investing has a way of speeding people up.

New listings. Competing buyers. The feeling that you have to “move” before rates or prices move again.

Here’s what we’re seeing in 2026:
Prices have been more stable than the headlines make it sound, and inventory is still tight in many markets.

That means the edge goes to the investor who underwrites clean and doesn’t rely on a tax rumor to justify the purchase.

Instead of asking “Is the tax benefit 5X?” try this:

1) Would you still buy it if the tax benefit is smaller or delayed?
If the answer is no, you’re buying a deduction, not a property.

2) Can the property carry itself with real-world cash reserves?
Not best-case. Real-life. Repairs, vacancy, rent timing, insurance surprises.

3) Is your financing plan built for volatility?
Mortgage markets have been jumpy this spring, and that can change the math fast when you’re trying to close on a timeline.
