-background story: The appraisal was an important factor to this deal. Sellers initially requested buyer to waive the right to terminate based on appraisal. In which case, if appraisal came in lower than the offer price, buyer would have to pay the difference out of pocket. This was not ideal for my client and I advised my client not to waive one of her rights to terminate. Instead, we countered by reducing amount of days to get appraisal appraisal done, in order to save everyone time. Buyers lender was extremely proactive. We had appraisal done in 4 days. It appraised OVER purchase price and all parties were happy!
