Most people moving to Dayton zero in on Centerville or Beavercreek right away. And honestly, there are good reasons for that. But there's a corridor just north of downtown that almost no one is talking about, and it's getting millions of dollars in aerospace investment right now.

Joby Aviation is relocating a major portion of their operations to Vandalia, bringing jobs, infrastructure, and long-term economic activity to that part of the region. That kind of investment reshapes how buyers look at an area. It changes where people want to live and what properties are worth watching.

📝 313 pending sales
✅ 316 closings
📉 Days on market: 34 (down from 40s last week)
Translation: pending sales and closings are STILL outpacing what's coming onto the market. This is a tight market, and it's getting tighter.
