Before you decide π€ to have a Home Inspection π, it is important to knowπ‘the purpose of having a home inspection, what the jobπ΅οΈββοΈ of a home inspector is and how to choose βοΈ the right home inspector (contrary to popular belief π¦, all home inspectors are not the same π and choosing the wrong one could cost you a lot of money πΈ and headaches π€¬ in the future).
Having a comprehensive π§ inspection performed by a licensed professional π, will gain ποΈββοΈ you the understanding of a property's condition ποΈ, identifying π actual issues as well as potential issues which will allow you to make an informed decision π about the property prior β¬
οΈ to committing π§βπ§βπ§βπ§ to the purchase π¦ or sale of that property.
In the state of Illinois π, for the purpose of a realestate ποΈ transaction, the task βοΈ of inspecting a home must be completed by a State Licensed πͺͺ Home Inspector. You can look π for one in your area through the Illinois Department of Financial and Professional Regulations (IDFPR) website πΈοΈ @

Too often, in our industry ποΈ, there is a misunderstanding π€·ββοΈ when it comes to the inspection process, purpose of the inspection, what to expect from the inspector. If you are unsure π«€ of the inspection process you should ask π£οΈ your Inspector. A good π inspector will take the time to explain the process in a manner that is easy to understand π§, as well, they will do their best πͺπ» to answer any questions or concerns π you may have.
In summary, purchasing a π will most likely be the largest purchase π° you will ever make, so choosing π€ the right inspector for the job is a necessity.

If you are a Business/Business Owner and you are not exempt from filing your BOI (Beneficial Ownership Information) report, make sure you or your Tax Accountant, Attorney gets this document filed. The dead line is coming up and there are stiff penalties and fines for not having this filed by the deadline.
These reports became REQUIRED January 1, 2024 under the Corperate Transparency Act (CTA). Any companies created or registered to do business in the US before this date have until January 1, 2025 to file their initial BOI report with Financial Crimes Enforcement Network (FinCEN)

Hope everyone is doing ok after the storms that came in yesterday. Keep yourself safe and stay away from any downed power lines and contact the utility company, stay away from trees that may be unstable or have unstable/fallen branches. If your home was damaged stay away from any areas that may not be structurally sound. Report any gas smells to your utility company.
