A few snapshots of our HOA Compliance Guide to Denver's recycling and compositing ordinance, hosted at the Alliance Center Downtown.
Many HOAs are looking to understand how to comply with this new, consequential ordinance, known as "Waste no More." We were excited to host this informative event, allowing board members to connect with industry experts and representatives from the City. CAP is excited to welcome the Lofts at Central Park to our portfolio!
This 37-home mid-rise community abuts a lovely oval-shaped park, with fine restaurants and shops around it. The park also hosts a picturesque summer concert series.
This community came to us needing help considering how to address deferred maintenance with a clear and thoughtful approach - focusing on smart financial planning and minimizes the financial impact on owners while allowing the HOA to get to work. The community is also part of a (much) larger "master" HOA, with 7,000 total homes. We think this is an especially cool example of urban living in Central Park and a place that many of our staff have said they'd be excited to call home!

Attention Small HOAs under 25,000 Square Feet: This year marks the first in which smaller buildings must begin to comply with Energize Denver.
While overall requirements are less rigorous compared to larger properties, small buildings do need to take action to avoid fines: at minimum reporting to city regarding your energy usages. CAP's responsibility is to help all our clients avoid penalties for non-compliance via the most sensible routes possible for each HOA.
The good news is, your HOA may be on its way to compliance. Some example of ways to comply include:
- LED lighting: ensure 90% of energy consumed by lights are provided by LEDs (including in-unit bulbs)
- Renewable energy: 20% of total building electricity is offset by renewables like solar or wind.
- 15% energy reduction: The building implements a project that reduces building energy use by at least 15%.
- For HOAs specifically: 100% of common area electricity is offset by renewables AND 100% of common space lighting is LED and motion-sensored (where allowed by Fire Code)
The exact deadline for compliance depends on your specific property square footage. Buildings 15k - 25k must comply by December 31st this year. However 10k - 15k have until December 2026, and the smallest, 5k - 10k, have until the end of 2027.
This is a lot to make sense of, and compliance is not entirely straightforward: each HOA is going to make its own unique choices.
