Congratulations, weāre under contract! But, what does that mean?
Here's what typically happens when a house goes under contract:
1. Offer Acceptance: The buyer submits an offer to purchase the house, specifying the price, contingencies, and any other conditions.
2. Negotiation: If the seller proposes a counteroffer, the buyer can accept it, reject it, or suggest further negotiations.
3. Signing the Contract: Once all terms are agreed upon, the buyer and seller sign the purchase agreement or contract. This document becomes legally binding and serves as a transaction roadmap.
4. Earnest Money: The buyer is typically required to provide earnest money as a show of good faith.
5. Contingency Period: The contract may include contingencies that protect the buyer's interests, such as a home inspection, appraisal, or mortgage financing. During the contingency period, the buyer has the opportunity to conduct inspections and satisfy any other agreed-upon contingencies.
6. Finalizing Financing: The buyer must secure a mortgage loan or provide proof of funds to complete the purchase. The lender will appraise the property to determine its value and conduct underwriting to assess the buyer's financial eligibility.
7. Clearing Title: The seller or their agent works to clear the title of any liens and gathers all necessary documentation required for the closing, such as property surveys, HOA documents, etc.
8. Closing: Once all conditions are met, the closing date is scheduled. During the closing, both parties, their agents, and attorney gather to sign the necessary paperwork. And ownership of the property is transferred from the seller to the buyer.
