20 minute walk from Grove keeper collective

Let me walk you through Dunedin.

You park once and basically never touch your car again. Brick streets. Sidewalks that lead straight into restaurants and coffee shops. The Pinellas Trail cutting right through the middle of downtown, cyclists and walkers rolling past all day.

It smells like the Friday farmers market and somebody’s patio dinner at the same time. Live music spilling out of a bar somewhere. A craft beer scene packed into a few walkable blocks that’s been drawing people here for years.

Keep walking and you hit the water. The marina, the boats, the kind of Gulf sunset people plan their whole evening around.

And it’s a real town with real roots. Scottish founders named it after the Gaelic word for Edinburgh. The Blue Jays have trained here for 50 years, longer than any MLB team has stayed in one place. Honeymoon Island sits right at the edge of it.

Here’s the honest part. Dunedin already knows exactly what it is. Prices sit on the higher side for the area. But the schools are excellent, the demand is steady, and once people feel this place, they stop comparing it to anywhere else. It is about to go through another “growth spurt” - downtown development, empty lots getting approved for construction and homes being rebuilt all over. You can still get in.

📍 Send this to whoever you’re planning the move with.

Want to know if Dunedin fits your budget? DM me and I’ll give you the honest read, not the brochure version.
