Heads up, friends! We are seeing a drastic change in the insurance industry. Once your roof is 10 years old or older, then many companies are no longer paying depreciation back to you,or they are significantly increasing your depreciation. We had a customer whose roof was 22 years old, and the insurance company depreciated it by 60%. Thus, a $20,000 claim for roof, gutters, etc., paid the insured only $8,000, and her deductible was over $4,000! So she is only getting about $4,000 to replace her roof. We recommend you contact your insurance agent to review the terms of your policy. And, if there is no damage to your roof currently, you may be able to add that coverage to your policy.
