One of the biggest myths I see first-time buyers fall for is the idea that your first home needs to be your forever home.

Let's face it: not every home that's 'under contract' actually makes it to closing.
Here are some reasons why:
Inspection Issues: Did you know that a failed inspection accounts for 15% of unsuccessful home sales? It's true. But the good news is that with a little bit of knowledge, you can avoid this mishap. It's just a matter of understanding what repairs need to be made and what inspectors are looking for during an inspection.
Appraisal Challenges: Appraisals can be a tricky business. If the appraisal doesn't come back at the right value, it can derail your entire home-buying process. But fear not - you can minimize the risk of an unfavorable appraisal. From researching the local market to making strategic updates to your home, you can set yourself up for success.
Change of Heart: Sometimes, sellers have a change of heart or a personal situation that prevents them from going through with the sale. That's life and 100% okay. Selling a home is a major life decision. That said, it’s a good idea to work through the emotions of selling long before there’s a sign in the yard. (And don't let anyone tell you there's not an emotional side to selling.)
