A home appraisal is an unbiased estimate of a home’s market value completed by a licensed appraiser.

If you’re buying a home with a mortgage, your lender will usually require an appraisal to make sure the home’s value supports the loan amount.

Here’s why it matters:

✔️ It helps protect the buyer from paying more than the home is worth.
✔️ It helps protect the lender’s investment.
✔️ The appraiser looks at the home’s condition, size, features, location, and recent sales of similar homes in the area.

What happens if the appraisal comes in low?

Don’t panic! You may have several options, including:
🏡 Renegotiating the purchase price with the seller.
💰 Paying the difference out of pocket.
📋 Requesting a review if there are errors or missing comparable sales.
🤝 In some cases, walking away if your contract includes an appraisal contingency.
