📌 SAVE THIS before you price your Shoals home.

A good list price is not just a number that sounds nice. It should be based on what buyers are actually doing in your specific part of the market.

Before you decide what your home is worth, check these five things:

🏡 Recent sold homes
🏘️ Current competition
🔨 Condition and updates
📍 Location and lot details
👀 Current buyer behavior

That last one matters more than sellers often realize.

If similar homes are selling quickly, that tells one story. If similar homes are sitting, reducing or struggling to get showings, that tells another.

The goal is not to underprice your home. The goal is to price it where the market takes it seriously.

Thinking about selling in Florence, Muscle Shoals, Tuscumbia, Sheffield, Killen or the surrounding Shoals area? Let’s talk through the numbers before you guess.

The mortgage rate you see in the news is not always the rate a buyer will actually get.

That Freddie Mac number is a national benchmark. It helps track where the mortgage market is moving, but it is not a personal loan quote.

Your actual rate can depend on your credit score, down payment, loan type, lender, fees and other factors.

That is why buyers should compare more than one lender before they commit. Your bank may be convenient, but it is not automatically your best option.

Before you start shopping for homes, know your real payment range.

Real estate can get chaotic. That does not mean your process has to.

I grew up here, I know the Shoals, and I know how to help buyers and sellers move from “Where do we start?” to closing day with a lot more confidence.

WML 1959 Cordelia Sharp Motorcycle Cop 06/07/2026

In 1960, Florence hired its first female traffic enforcement officers — women brought on as meter maids to write parking tickets around the city.

They just happened to do it on motorcycles.

The first of them was Cordelia Sharp. On February 14, 1960, she sat down on CBS's What's My Line? in front of one of the largest television audiences in the country. Arlene Francis finally guessed her line: motorcycle cop.

How did the tape survive? Cordelia's half-sister once cared for a young boy whose mother worked. That boy grew up, moved to Hollywood, got into show business, and became friends with Burt Reynolds. When he found out about Cordelia's appearance, Reynolds pulled some strings to get a copy of the tape — and passed it along to the Sharp family.

That's Florence, Alabama.

From Coldwater to Tuscumbia: The Shoals’ First Settlement Story — BENJAMIN NEWBERN | CRC REALTY 06/06/2026

Before Florence was founded — before Alabama was even a state — the Shoals already had a settlement story.

It starts across the river, at a place the Chickasaw called Oka Kapassa: Cold Water. The spring near present-day Spring Park in Tuscumbia drew Native people, French traders, and eventually American settlers. It's the strongest candidate for the earliest known European settlement in Northwest Alabama, predating Florence by decades.

Tuscumbia's name itself came down to a single vote in 1822 — the town chose to honor a Chickasaw chief over naming itself after the first white child born there.

This is the third post in my Shoals history series. If you've been following along, this one comes before the Florence founding story — it's the part of the Shoals' past that usually gets skipped.

Pricing a home correctly from the start is one of the most important decisions in the selling process — and it’s almost never the number your excitement wants or the number your nerves want.

The right price comes from data: closed sales, active competition, buyer behavior and current market conditions.

Not Zillow.
Not what your neighbor got in 2022.
Not a feeling.

Before we put a sign in your yard, we sit down and look at the numbers together. That’s how we build a strategy that can get you to the closing table on your timeline, at a price the market will actually support.

Thinking about selling? Let’s talk.
