Two individuals here can be seen seeking shelter from the rain, one of them has an open container as can be seen in the picture. I didn't have the heart to tell them to remove themselves from the premises today (the rain is coming down heavy) so I just told them they need to put away the container. This is just outside the buildings rear entrance. Apparently this is not the doormen's responsibility.

On June 26th the condo completed sidewalk repairs that presented tripping hazards. The freshly poured concrete is a welcome sight to the retail frontage!
BUILDING MANAGER UPDATE
We have news that our new building manager is James Liu ([email protected]).
He is an employee of All Area Realty Services, the property management company employed by The Park Regent Condominium. In the last year we have seen the departure of two other property managers: Keith Scandore and Spyro Kyrou. Perhaps this is an indicator of changes happening within AARSNY.
Keith and Spyro were both longtime property managers, going back over 10 years, who managed other properties in the Flushing area, such as the Madison House Co-op (136-33 41st Ave.) and Marlo Co-op (134-54 Maple Ave.)

2013 CONDO BOARD ELECTION RESULTS
After a protracted election process, the December 5, 2013 election for the Park Regent Condominium failed to reach the necessary quorum to elect a new board. This is the second year in a row that the minimum threshold of owners to constitute quorum has not been met, effectively leaving the current board in control of management of the building.
The election was originally scheduled for October 9, 2013, but was delayed due to an objection to voting rules by a candidate. The candidate submitted that owners of the condo's residential units are entitled to the ability to vote for candidates of professional and commercial units under the bylaws of the building. The condo responded by postponing the election to December 5 and allowing candidates from professional or commercial units to choose to run for a professional, commercial, or at-large seat on the condo board. By permitting candidates from professional or commercial units to run for at-large seats on the condo board, the board fulfilled the requirements set forth by the building bylaws. The nomination process for the December 5 Annual Meeting of Unit Owners began anew.

The uneventful Annual Meeting was held in the lobby of the building and was sparsely attended. While owners were able to cast ballots, there was no agenda or meeting conducted by the board or All Area Management. Only three candidates were present. In the weeks and months following the election, no notice from All Area Management has yet appeared regarding a special election as required by the bylaws in case of missed quorum. As a result the, the current board members continue their terms until the next election. The current board members are:
