Home builder confidence edged higher in May, rising three points to 37. While the index remains below the growth benchmark of 50, current sales, future sales expectations, and buyer traffic all showed modest improvement.

Housing starts fell 2.8% from March to April, with most of the decline coming from single-family construction. Building permits, a key indicator of future construction, rose 5.8%, driven largely by multi-family projects.

Pending Home Sales (signed contracts on existing homes) rose 1.5% from February to March, showing buyers remained active despite higher mortgage rates and signaling ongoing pent-up demand, according to the National Association of Realtors (NAR).
