5 AM Real Estate Thoughts & Predictions:

- The 1-2 punch of Helene and Milton have done significant damage to the mindset of FMB residents and businesses for good reason. Frustration and feeling of defeat is becoming louder than the positive hashtags in many cases. The resilience is there, the residents and business owners are fighting hard. These folks just need a damn break.

- Last week I made a comment I was called out for when I said that all houses on a ground slab on FMB would be worth zero. It was a knee jerk comment with bad timing and a bit insensitive. Those houses will be worth land value, not zero. A lot of my friends own ground level homes and I can't imagine the frustration and grief they are feeling.

- Still IMO, The housing markets in 33931, 33908, 33912, which are Bayside and ADG territories are 20% overpriced. Inventory is down because of sellers pulling listings off the market, not because they are selling. I still have a bad feeling about the existing housing market. I just have a bad feeling about the middle class demographic after reading latest debt charts. America needs leadership.

- Land: $450,000 + 2,200 sq ft new Custom House/Pool: $1,100,000. Total: $1,550,000. What does this compare to based on listings? Is there equity? Can it rent and make money?

- Construction prices are going up, not down. New HVAC codes in 2025 (regulation overkill), concrete/rebar, exterior railings, all gone up recently.

- REMINDER: IT'S OUR CIVIC DUTY TO VOTE AND EARLY VOTING HAS STARTED.
