A few people have asked if I have a mentor program.
Right now, I don’t. I might think about something like that in the future, but that’s not what I’m doing at the moment.
What I am doing is sharing what I’m actually working on and how the process works in real life. The wins, the decisions, and the discipline behind them.
We just closed another purchase with an investor on a home in the East Valley, and I’ll be posting videos breaking down how that deal came together and what went into it.

People ask me all the time, “what’s the name of the auction for foreclosures?”
The honest answer is it doesn’t really have a formal name. In the business, it’s commonly called Courthouse Steps.
These are homes in Maricopa County that are in foreclosure. Not all of them make it to auction, but some do. When the list comes out, the clock starts.
We usually have a short window to review the list and figure out which properties are actually worth bidding on and which ones aren’t.
My team and I research comps, condition, liens, and risk ahead of time. We also factor in each investor’s tolerance for risk and exit strategy.
Before auction day, we already know our number.
If it goes over that number, we walk away.
If it stays under, we bid.
That discipline is how investors avoid bad deals and protect their upside.
