LA Housing Market Update - July 2026

Los Angeles' housing market continued its move toward balance in June, giving buyers more room to breathe while home values held strong. Inventory has improved compared to recent years, easing some of the intense competition that defined the pandemic-era market, though affordability still remains a challenge with elevated mortgage rates and home prices. Buyers are finding more flexibility and negotiating power than they've had in a while — with homes generally spending more time on the market, there's added room to evaluate properties, work through inspections, and negotiate terms.

Sellers, meanwhile, continue to benefit from values near historic highs, though strategic pricing matters more than ever. Homes that are well-presented and priced right are still attracting strong interest, while overpriced listings risk longer days on market and price cuts. Many homeowners are also choosing to stay put rather than give up low mortgage rates from previous years, which continues to limit new inventory and helps support prices overall.

Looking ahead, Los Angeles is expected to stay relatively stable through summer. Strong employment, limited supply, and steady demand continue to support property values, and while rapid appreciation isn't likely, modest growth and continued stability are expected through the rest of 2026 — creating opportunities for buyers and sellers who are ready to act strategically.
