💙📍 HAVE YOU EVER WONDERED HOW GUNTER GOT ITS NAME?

The City of Gunter was named after Jonathan “Jot” Gunter, a prominent North Texas rancher, landowner, businessman, and developer whose family played a major role in establishing the community we know today.

In the early 1900s, the arrival of the railroad helped transform the area into a growing town. With land donated by the Gunter family and the railroad providing new opportunities for transportation and commerce, Gunter began taking shape as a community and regional center for local farmers and ranchers.

What’s even more fascinating is how much of Gunter’s history is still visible today:

🌾 The agricultural roots that continue to shape the community
🐄 The ranch land that influenced the area’s development
🏡 Family names that still appear throughout Gunter and Grayson County

Did you know? Before Gunter became a town, Jot Gunter’s ranch reportedly covered tens of thousands of acres in Grayson County. The town that bears his name was built on land donated by his family and grew around the railroad that arrived in the early 1900s.

Longtime residents have watched Gunter evolve from a quiet farming and ranching community into a growing North Texas town. Yet despite all the growth, many of the characteristics that made Gunter special in the beginning—strong families, agricultural roots, and a close-knit community—remain part of its identity today.

🏡🏡🏡 Another acreage community is quietly moving forward in Gunter.

🚨⭐️Starfield Estates, located near McConnell Road and Pike Road, is planned to offer 1+ acre homesites for buyers looking for more space, privacy, and room to build.

After digging through county records and approved plats, here’s what I’ve found so far.

📍 Location
Starfield Estates is located near McConnell Road and Pike Road on the east side of Gunter.

📐 Larger Homesites
Based on the approved final plat, most lots appear to range from approximately 1.0 to 1.3 acres, making this a different product than many of the higher-density developments coming to the area.

🏘️ Approximately 21 Lots
The final plat shows approximately 21 residential lots spread across three separate tracts.

✅ Final Plat Approved
County records show the Final Plat for Starfield Estates has already been approved.

📄 Right-of-Way Easements Completed
Grayson County Commissioners Court approved three right-of-way easement agreements associated with the development following plat approval.

🏢 Ownership
County documents identify the owner as 9 Star Premium Land Gunter Investments LLC.

👀 ETJ Discussions
Starfield Estates was also mentioned during a recent Gunter City Council meeting regarding discussions involving the city’s ETJ (Extraterritorial Jurisdiction). I’m continuing to research that portion of the project and will share updates as more information becomes available.

📈 Why It Matters
As Gunter continues to grow, many buyers are still searching for larger homesites that offer room for shops, pools, outdoor living spaces, and a little more privacy. Starfield Estates appears to be another development aimed at meeting that demand.

I’ll continue following this project and share updates as construction timelines, builders, utilities, and additional details become available.

🏗️ GUNTER CITY COUNCIL GROWTH & DEVELOPMENT UPDATE

This update is from the recent City Council Meeting on June 4, 2026

🚧 The Preserve
Street paving is currently underway in The Preserve, a 209-home development. City staff indicated the main pavement should be completed within the next couple of weeks. The future connection to FM 121 and TxDOT-approved turn lanes are planned but are not in place yet.

🏠 The Bridges at Preston Crossings
Phase 2A (the front section of the neighborhood) is planned for 140 homes, and 17 homes are already under construction.

🌳 Taylor Ranch
Taylor Ranch is moving forward with Phase 1, which includes approximately 300 lots. The development has received its grading permit and is planned for a total of 665 lots at buildout.

🏘️ Platinum Ranch
Work is beginning on Phases 1A, 1B, and 1C. Those initial phases account for 962 lots, with the overall master-planned community expected to include more than 4,000 homes at full buildout.

🏛️ Downtown Gunter
The Downtown Master Plan was also discussed briefly. No major announcements were made, but it remains an important ongoing effort as the city plans for future growth and development.

‼️A handful of other developments were brought up and I will dive more into those in the near future.

🏢 Commercial Development
City staff reported that commercial interest in Gunter continues to increase.

🛒They shared that they have met twice with representatives regarding a potential grocery store and retail development. No announcements have been made, but discussions are ongoing.

🧱🏠ABC Supply, a retail and wholesale building materials company serving residential and commercial construction, is reportedly exploring property north of Forney Fence along US 289.

🍟🚗McDonald’s and 7-Eleven were also mentioned during discussions with Vaquero Ventures. However, these remain pre-development concepts only, and nothing has been approved or finalized.

🏃‍♀️ Potential Future Opportunity
A Women’s Sports Academy has been exploring Gunter as a possible location for a destination-style training facility focused on high-level female athletes from middle school through college and beyond. The concept includes training facilities and potentially dormitory accommodations for athletes traveling to train. This remains in the discussion stage and no decisions have been made.

▪️One of the biggest takeaways from the meeting is that many of Gunter’s major developments are moving from planning into active construction and infrastructure work. At the same time, commercial interest continues to grow as more businesses explore opportunities in our community.

Two highly anticipated projects in Celina are making major progress and adding even more dining and entertainment options for residents across North Texas.

🌯 Chipotle Mexican Grill | Crossing at Moore Farm
📍 3520 S. Preston Rd, Celina
📅 Estimated Opening: July 2026

One of the most frequently asked-about restaurants along the Preston corridor is finally nearing the finish line. The building is complete, signage is up, landscaping is finished, and Chipotle’s PR team has confirmed the Celina location is currently targeting a July opening.

Located next to the new Panda Express, this will add another popular dining option for residents throughout Celina, Gunter, Prosper, and the surrounding area.

🎶🧊Off The Rails Ice House | Future Celina Entertainment District

Another major project is now officially underway.

Off The Rails Ice House has broken ground and is planned to become the anchor tenant of Celina’s future Entertainment District.

Plans currently include:
✔️ 8,000-square-foot restaurant
✔️ 17,000-square-foot covered outdoor entertainment venue
✔️ Four acres dedicated to dining, gathering, and live entertainment
✔️ Additional commercial development surrounding the site

These projects are a reminder that growth isn’t just about new neighborhoods and rooftops.

It’s also about the restaurants, entertainment, shopping, and gathering places that help create a complete community and improve quality of life throughout the region.

While Gunter continues to maintain the small-town character that so many people love, nearby communities are adding amenities that benefit residents across North Texas and continue to increase the appeal of living in this area.

🚧🏡 A couple of major development-related items are scheduled for discussion at this Thursday’s Gunter City Council meeting.

The City has posted public hearing notices for:

✔️ The creation of a new Public Improvement District (PID)
✔️ The dissolution of the existing Gunter 66 PID associated with The Preserve development along Highway 121

If you’ve followed growth and development in Gunter, you’ve probably heard the term “PID” before. A PID (Public Improvement District) is a tool often used to help fund infrastructure needed for new developments, such as roads, water lines, sewer systems, drainage improvements, parks, trails, and neighborhood amenities. The costs are typically paid by properties located within the PID rather than by all Gunter taxpayers.

One of the more interesting items on Thursday’s agenda is the proposed dissolution of the Gunter 66 PID, which is tied to The Preserve development. At this point, the public notices don’t explain why the PID is being dissolved or whether it is connected to the creation of a new PID. Those details may become clearer during the meeting and in the supporting agenda documents.

As Gunter continues to grow, these infrastructure and financing discussions play a major role in how new neighborhoods move from plans on paper to homes, roads, utilities, and amenities on the ground.
