We are seeing tax assessments that are a bit "out-of-whack". The deadline to file an appeal for 2026 is August 1.
A real quick test is to take your home's assessed value (not the fair market value) and multiply it by 3.04 (The Common Level Ratio for Montgomery County). If the result is significantly over what recent similar homes have sold for (in your township and similar square footage), you may have a good argument for a reduction.
Your assessed value can be found on your tax bill. You can also go to the Montgomery County Property Records website and look up your home.
For instance, if your home is assessed at 400,000, the implied market value is 1,216,000. If other similar homes have recently sold for $1,000,000 then you may be over paying.
