The existing rear addition and upper deck have incredible potential, but currently lack the functionality and flow this family needs. The current layout creates a bottleneck, leaving the main living spaces feeling disconnected from the rest of the home.

Our plan is to completely rebuild the rear structure—maximizing day-to-day functionality and creating a seamless, open connection to the main house.

The Backstory:
The owners previously worked with a design-build company that left a sour taste. We’re picking up where they left off, but with a completely different approach. We believe a successful renovation requires radical honesty, which is why we’re providing this family with a tailored design alongside transparent, realistic expectations of what it takes to reach their goals.

Thinking about skipping the architect for your next project? In Massachusetts, and most other states, the rules aren’t just “suggestions”—they’re law. Whether you’re looking to save on fees or just want to “keep it simple,” here is the reality of when you need a pro and what’s at stake if you go it alone.

🏛️ When is an Architect Required?

• Most Commercial Projects: Any building over 35,000 cubic feet of enclosed space.
• Assembly Spaces: Churches, restaurants, or theaters where public safety is a priority.
• Structural Changes: If you’re moving load-bearing walls or changing the use of a building.
• Multifamily Residential: Buildings with more than two units.

The Exempt Zone: Generally, detached one- and two-family dwellings (and certain small agricultural buildings) may not strictly require a stamp—but legal doesn’t always mean safe.

⚠️ The Risks of Going Architect-Free

1. Code Compliance Nightmares: A contractor knows how to build; an architect knows what is allowed to be built. Missing a fire-separation requirement or an ADA accessibility standard can lead to expensive teardowns or a denied Certificate of Occupancy.
2. Liability & Insurance: If a structural failure or fire occurs and the plans weren’t stamped by a licensed professional, your insurance provider may have grounds to deny the claim.
3. The Change Order Trap: Without a detailed set of Construction Documents (CDs), your “fixed price” contract will likely balloon. Architects provide the roadmap that keeps contractors accountable.
4. Resale Value: Disclosures are a part of every MA real estate transaction. Unpermitted or non-professional work can derail a sale or force you to take a massive price cut.
