I ask a lot of buyers what they're looking for in terms of bedrooms, bathrooms, square footage, location. Practical stuff. Important stuff.
But today I want to ask something different.
What does 'home' actually mean to you? Not the address. Not the listing sheet. The feeling.
For some people it's the smell of coffee in the morning. For others it's a specific kind of quiet, or a porch light left on, or simply having a door you can close and finally exhale behind.
Answer in one word or one sentence — whatever feels true. I'll read every single response.
This is the part of the job I never get tired of: helping people find the feeling, not just the floor plan.

There's a silver lining to house hunting in the middle of summer heat: the season itself becomes a free inspection tool.
Here's what summer reveals that you might miss touring a home in spring or fall:
Does the AC actually keep up? Walk in and notice immediately whether the home feels comfortably cool or like the system is struggling. A home that can't keep up on a 95-degree day has a real problem you need to know about now, not after closing.
What does the lawn and landscaping look like under stress? Healthy grass and plants in peak summer heat often signal a working irrigation system and decent soil. Patchy, stressed landscaping can mean drainage issues or neglect.
Are there cracks you can actually see? Summer heat causes the ground to shift and can make existing foundation or driveway cracks more visible than they'd be in cooler, wetter months.
How does the attic feel? If accessible, a quick check can tell you a lot about insulation quality — a brutally hot attic with poor ventilation is a sign of bigger energy efficiency issues.
Don't let summer heat be just an inconvenience on your tour. Let it work for you. Pay attention to what it's telling you about the home.

Single women now account for 25% of all home purchases in the United States — the second largest buyer group, behind only married couples.
Let that number sink in for a moment.
One in four homes purchased right now is being bought by a woman on her own. And according to NAR, single women have consistently outpaced single male buyers for 40 consecutive years.
NAR's deputy chief economist put it this way: 'They're really making a lot of sacrifices to get into homeownership — and that says to me, it's important to her. She wants to be a homeowner.'
