I know everyone is a little unsure of whether now is really a good time to buy or sell a home. So, here's what I would say to my own dad if he was thinking about buying or selling:

1) The real estate market here in Holly Springs is still very strong.

This is not 2008. Lending standards are very high, which means the people who own a home can actually afford it. The reason for the crazy home appreciation we saw over the last 18 months is simply a supply & demand issue. Not a bubble.

Nationwide, we haven't been building enough homes over the last 10 years. And the largest population (aside from Baby Boomers) has now reached the home buying age. And now there aren't enough homes available for the people who want to buy homes.

That's it. So, if you're a homeowner in Holly Springs, it's still a great time to sell.

2) Homes are continuing to appreciate.

Although interest rates have put a stop to the fast-paced (and unsustainable) rise of home prices over the last 36 months, homes are still appreciating year over year. For instance, even with current interest rates in the mid-6s or 7s, home values here in Holly Springs rose from a median price of $500k to around $575k in the past 3 years. If you buy a home today, you can still expect normal appreciation year over year.

3) Buying a home today will still be better than waiting.

I had too many clients drop out in 2021 to "wait" for home prices to come down. Not only did home prices NOT come down...interest rates went up. And even with higher interest rates, home prices have not dropped the way many of those folks waiting it out thought they might. Today, many of them wish they had purchased instead of waiting.

If you find a home you like, in an area you want to live in, and you can afford the payment… my best advice is to buy it. The supply and demand scenario we're seeing nationwide right now was 10 years in the making, so the likelihood that waiting another 6-12 months will make your purchase more affordable is slim. If you can afford it now, buy it now.

Now, I know everyone's situation is different, and I'm happy to talk specifics with you if you have questions! But in general, this is my best advice. And it's exactly what I'd say to my own family about the real estate market here in Holly Springs.
