‼DeSoto County property owners will see a significant increase in assessed property values in 2025 due to a state-mandated reappraisal. The Mississippi Department of Revenue now requires assessments to reflect at least 85% of market value, up from the county’s previous 56%, resulting in a 24.59% rise in overall assessed value. However, higher assessments don’t automatically mean higher taxes, as local governments can adjust millage rates to offset the increase. Seniors 65+ and disabled homeowners with exemptions will have their assessed values frozen and may see lower tax bills if rates drop. Reassessment notices will be mailed in July 2025, with an appeal window open through that month. Tax bills based on the new values will arrive in December 2025 and be due by February 2026. Property owners are encouraged to review their notices, monitor local tax decisions, and understand how changes may affect mortgage escrow accounts.‼
