This is how I did it. 7 years ago, I used my VA loan to buy a 4-plex for just $4,000 out of pocket. It was cash flowing property where I lived in one unit and rented out the remaining units giving me about $1,200/month in cash flow.

Earlier this month, I decided it was time to sell due to some deferred maintenance. After everything was said and done, I walked away with about $150,000 profit. 💸

But I didn’t stop there…

Instead of paying capital gains taxes, I did my first 1031 exchange and rolled the profit into a new deal. 🔁

Here are the numbers on the replacement property:
✅ Purchase price: $150K + closing costs
✅ After-reno appraisal: $250K
✅ Built-in equity: $75K–$100K
